TERMS & CONDITIONS

RESERVATION:
  • To book an apartment, the applicant must submit a duly filled and signed application form along with the booking money.

  • Mollik Builders Ltd. reserves the right to accept or reject any application without providing any reason.

ALLOTMENT:
  • Upon receiving the application, the applicant must confirm the booking by making the required down payment within a specified period.

  • Allotments are granted on a “first-come, first-served” basis.

ALLOTMENT TRANSFER:
  • Until the full installment payment is made and possession is obtained, the buyer is not allowed to transfer or sell the unit to any third party.

INSTALLMENT SCHEDULE:
  • The buyer must strictly follow the installment schedule to ensure timely completion of the construction.

  • Any delay in payment beyond the due date will incur a charge as per banking rules on the outstanding amount.

DELAY IN PAYMENTS:
  • A delay in payments beyond the due date will result in a delay charge of 5% per 30 days on the pending amount.

  • If the payment is delayed beyond 60 days, Mollik Builders Ltd. has the right to cancel the allotment without prior notice.

  • In such cases, the deposited amount will be refunded only after selling the apartment to a new buyer. However, an amount of Tk. 5,00,000 will be deducted from the deposited amount for incidental expenses.

DOCUMENTATION CHARGES:
  • The buyer shall bear all costs related to property transfer, registration, VAT, gain tax, and any other government-imposed taxes related to the transfer and registration process.

INCIDENTAL COSTS:
  • Connection fees, security deposits, and other incidental charges related to gas, water, sewerage, and power connections are not included in the apartment price.

  • The buyer must reimburse all such expenses incurred by Mollik Builders Ltd. upon request.

HANDOVER:
  • The possession of the apartment and parking space will only be handed over to the buyer upon full payment of installments and all other dues.

  • Until then, the ownership of the apartment will remain with Mollik Builders Ltd.

OPTIONAL FEATURES:
  • Interior design modifications, additional fittings, and other customizations may be done at an additional cost, subject to approval by Mollik Builders Ltd.

IMPORTANT NOTES:
  • The buyer is not permitted to make any modifications or alterations to the apartment complex before full payment and possession.

  • Mollik Builders Ltd. reserves the right to make minor modifications to the project layout for its overall improvement.

  • Structural and column layouts may be adjusted if necessary, which may lead to revisions in apartment measurements.

  • A Homeowners’ Association will be established for managing common facilities like electricity, water supply, and maintenance of the building.

  • Each buyer must become a member of this association upon full payment of installments and dues.

  • Each apartment owner is required to contribute an initial Tk. 50,000 towards a reserve fund for managing common expenses. This amount will be transferred to the Owners’ Association upon project handover.

By proceeding with the booking, the buyer agrees to all the above terms and conditions set by Mollik Builders Ltd.
